Tankless flush and descaling: the maintenance that protects the unit
Minerals in the water build scale inside a tankless heat exchanger. The coating narrows the passages, lowers output, and can trigger error codes. A flush with a descaling solution through the service ports clears it.
We do not state a hardness number for Methuen because we have not verified one. Ask the Methuen Water Department for its annual water quality report, or test your tap, and tell the plumber what you find.
Ask the manufacturer for the interval
Flush frequency differs by model and by your water. Ask the manufacturer for the interval in the manual, and keep a note of the date. A unit that has not been flushed in years may need a pro to do it carefully.
Signs your tankless unit needs a flush
- Hot water takes longer to arrive or turns lukewarm at higher flow
- An error code related to flow, temperature, or the heat exchanger
- Rumbling or kettle-like noises when it fires
- Water output that dips and recovers
- Mineral flakes in the faucet screens
Flushing is quick work on a unit with isolation valves. If yours lacks them, we can add them. Call (603) 815-9179 to schedule it.
Tankless water heater install and repair
Whether we are replacing a tank with a tankless unit or fixing one already on the wall, the work follows the maker's instructions and Massachusetts plumbing code (248 CMR). Installs include gas and water connections, a condensate path for condensing models, venting, and a test run.
New install
Replacing a tank with a wall-mounted unit, including new gas line and venting where needed.
Error codes
Ignition, flame, vent, flow, and sensor faults are common. We read the code, then test the part.
Cold-water sandwich
A burst of cold between hot sections usually points to flow, controls, or a recirculation setup that needs adjusting.
Leaking unit
Water at the unit can come from the plumbing connections, a failed heat exchanger, or a condensate line problem.
When a unit has failed outright, see water heater replacement. If a tankless unit is leaking tonight, call the same 24/7 line.

Gas line sizing: BTU, pipe length, and who may do it
A tankless heater can demand far more gas at once than a tank does, measured in BTU per hour. The existing gas pipe may be too small for the new load, especially over a long run. Pipe size, run length, other gas appliances, and meter capacity all count.
In Massachusetts gas work is licensed work, and only a licensed gas fitter may do gas piping. Eversource supplies the gas. Never size or change gas pipe yourself. If you smell gas at any time, leave the house and call Eversource or 911 from outside.
Why this matters in practice
An undersized gas line shows up as error codes, shutdowns, or weak heat when two fixtures run at once. Fixing it after install costs more than sizing it right at the start.
Venting, minimum flow, and cold-climate placement
Tankless units vent through sealed pipe, either through a wall or the roof, and condensing models produce acidic condensate that must drain to an approved place. In an unheated garage or a cold corner of the cellar, that condensate line can freeze in a Massachusetts winter and shut the unit down.
Keep the unit and its condensate drain in a conditioned space, or have the installer protect the line. Freeze protection is part of a proper install.
Minimum flow is the other limit. Most tankless units need a minimum flow rate to fire, so a very low trickle at a faucet may not trigger heat. Fixtures and aerators that restrict flow can cause this. Ask the maker for the minimum flow rating on your model.
Tank versus tankless: an honest comparison
Standard tank
- Lower upfront cost and simpler swaps
- Uses existing gas line and flue in many homes
- Runs out after heavy use
- Takes floor space
- Loses heat while idle
Tankless
- Endless hot water at rated flow
- Compact, wall mounted
- Needs larger gas line or heavy electric supply
- Needs descaling and venting care
- Condensate and freeze risk in cold spaces
| Situation | Better fit | Reason |
|---|---|---|
| Large family, back-to-back showers | Tankless, if gas line allows | Hot water does not run out |
| Tight budget, same fuel and flue | Tank | Simplest swap |
| Unheated space, hard to protect | Tank or indoor-placed tankless | Avoids freeze risk |
| Basement with open air, electric only | Heat pump tank | Efficient with no flue |
| Occasional vacation home | Tank or tankless with drain-down | Depends on winter plan |

Permits and licensed work
Plumbing permits in Methuen go through the Inspections Division and are issued to licensed plumbers. The 2022 fee schedule listed a 50 dollar water heater line, so confirm the current fees. Gas piping must be done by a licensed gas fitter, and you can check a license on Mass.gov.
What affects the price of tankless work
Cost factors
Tankless jobs vary more than tank swaps. You get a clear price before work starts.
Want your real number? Call (603) 815-9179 and we will price it before any work starts.
Landlords and multi-unit owners
Tankless units suit buildings that want to remove a tank from each unit, but the gas supply, venting, and flushing schedule must be planned per address. Owners across Andover and Methuen call us for that planning.
Questions we hear
Ask the manufacturer for the interval for your model, and keep a log. Harder water means more scale, so test your tap and share the result with the plumber.
Yes, especially the condensate line and any exposed water piping in an unheated space. Placement and protection matter, and freeze protection is part of a proper install.
Sometimes not. BTU demand, pipe size, and run length decide. A licensed gas fitter checks it before the unit is ordered.
It can come from low flow, a sensor, or a recirculation setup. A plumber tests flow and controls.
Codes vary by maker. Common categories are ignition, flame, venting, flow, and temperature. Photograph the code and the label before you call.
Many are rated to last longer than a tank when maintained and flushed. Ask the maker for the rated life for your model.
Yes, if the source is a connection or condensate line. A cracked heat exchanger usually means replacement.
